First of all, love the apartment itself. Manny the maintenance guy and Brenda have been SUPER amazing.
Pros: Utilities included, high ceilings, beautiful apartment layout, FOOD TRUCKS! and the amenities are great.
Cons: Parking, especially garage parking. I understand that there are two garage parking but we are one of the two units that are right by the garage door and it is impossible to get a parking space. I don’t understand how we pay $65 a month of both cars for it to be a gamble if I am going to get parking near my unit. Please make assigned parking spots, then it would feel even more worth paying that extra fee. Shanks towing. That’s all. My BIGGEST con is that they use Shanks as a towing service. I have been towed from a garage parking that we pay for and both placards were showing. Plus, why take our license plate information when paying for a garage parking when shanks “cant see” that information and tow either ways. We’re down hundred of dollars because I got towed, unfairly, and to top it off, miss a day at work because I got a nail in my tire during the time frame of my car getting towed, to when I had received it back from Shanks.
Overall, the experience is great, but to have to deal with a situation that involved loss in money for something that I shouldn’t have to worry about when I pay for a spot just rubs me the wrong way.

This is a wonderful place to live! The sense of height in the ceilings is as great as you think it is. Just everything about this place screams good deal!!!!! All utilities included and only a one time fee for your pet! The property manager Kelly Dodson was one of the highlights of moving into this place! Kind, attentive, polite, and very informative. Went out of her way to show me the apartments and was one of the main reasons I felt comfortable the first couple of weeks living on my own. Knowing you have a property manager that really cares matters. I'm excited to get to live in a place that makes me feel so happy.

I would not rent here again. This apartment is about the same as to the one I rented in Woodbridge. That one was terrible it one had mold, cockroaches and maintenance and management was terrible.. this one has terrible parking, mold, dog poo everywhere, trash everywhere, residents don’t care for other people living in the community. I liked Brenda she was nice. Maintenance tries to get things done as fast as they can. Below I have more details of my issues at the factory.
My issues were for one, very thin walls you can literally hear everything, dogs barking next door all night, talking, neighbors tv, them having their intimate time. Second was parking sucked because of the construction both parking garages would get full by 9pm which is when I get home from work and then have to park so far in the outdoor parking lot because all the close spots were gone, so what was the point of paying $65 a month if I can’t park there anyways? Also on topic of parking my husband and I got towed from the garage and they wouldn’t give us back the money or even give discount on rent when it was their fault. We have always parked in this one spot in basement garage by the elevator never got towed before, also have seen other people also park there, they never got towed either. We had our parking pass showing but apparently it wasn’t a spot when there was no posted signage to clarify that. They posted a sign after we got towed. Thirdly was dog poop everywhere, residents don’t care about others in the community dog pop everywhere outside, sometimes inside the halls of the apartment too. Management says they are charging people for it, but I highly doubt that otherwise it would not keep happening. Forth would be trash everywhere residents also don’t care about others by leaving spilled garbage everywhere and not cleaning up spills in hallways, management needs to get the trash company to come more then twice since the trash bins get so full so quickly, they also say they charging people for that but I doubt it. We kept having an allergic reaction to something in our apartment found when we moved it was mold.. the only thing I liked about the apartment was everything is included, and Brenda is nice, it’s probably not her fault the apartment is trash, she can probably can only do so much. Maintenance is always really fast and on top of everything.

Brenda has been amazing and welcoming through the whole leasing process and making sure I had a smooth transition into the apartment complex. The apartment itself is wonderful and having the utilities included a major plus. Location is great as we are close to downtown Fredericksburg and not far from Central Park. Couldn’t be happier with The Factory at Upper Spotsy and my experience!

I was in unit 2006, about a month and a half into my lease I started having really bad leaks from the roof and mold started to grow. I talked with the leasing office and maintenance multiple times and every time the "fix" was to spray and paint over the mold while the leaks and moisture continued to happen. Mold would grow back in the same places many times and eventually I started to get sick. After pushing for my lease to be ended, it was after 3 months of living here. Maintenance workers were friendly and were doing there best as many units were experiencing mold and leaks at the same time as me. The long term plan is to have the entire outside of the building sealed again, but they are waiting on dates from contractors on when that will actually happen. Unfortunately, I wasn't able to enjoy living on the property despite the gorgeous apartment with large windows and amazing amenities because of the mold. Hopefully the problems will be fixed before the next tenant, although my unit is already listed before I have moved all of my property out of the unit and vacated the premise. I would definitely be wary if you are moving into apartment 2006, inquire about the fixes that they have made to the mold problem. Currently, I have 3 dehumidifiers going and 1 Damp Raid bag and I am still finding new growth. The property has potential to be great, but needs a lot of fixes before it is. Brenda and Alex in the leasing office are very nice and were helpful, I think that the cards they were dealt with this property are unfortunate. The fact that all amenities are included is amazing, the units with windows are beautiful, and the high ceilings are awesome, but until the mold and moisture problems have a permanent fix, I would be wary of moving into any unit especially ones with windows.

I moved into the Factory at Upper Spotsy in Oct 2023. The story starts on day one. There was no one on site to help us unlock our door which was preset with the wrong code. We waited 2 hours with our movers to receive access. Fortunately, a neighbor was kind enough to help us unlock with a master code. Why did he have access to a master code to unlock any and all doors you ask? Who knows.
My experience with management (Alex) has been below greatness. After sending several emails to the office about the dumpsters overflowing, trash on the ground around all dumpsters, and rodents being spotted on the premises sifting through trash, nothing was done by the office. When contacting Alex about said issue, he blamed it on people blocking dumpsters with their cars, waste company not being diligent enough. The list could go on…oh yes, I’ve contemplated contacting the health department about the trash and sanitation issues…it’s been that bad.
The other issue you will experience after moving here is the insulation issues of this recently renovated warehouse. You will be able to hear your neighbors so clearly that even the buttons pressed on their washer and dryer will be crystal clear. Low volume conversations overheard in an unwanted fashion.
As I mentioned, I moved in Oct. 2023, when writing this, it is Feb. 2024. Management told us at move in we would receive our blinds for the upper, out facing window. 4 months and not a word.
The amenities; I’ve asked Alex many times about the gym, “will there be equipment added?” Yes, it’s coming soon. These questions started in Aug. 2023 at my first tour. Feb. 2024….still nothing.
You pay a premium here at The Factory at Upper Spotsy. Please don’t expect a premium product. As for me, I will likely be moving out before my lease runs out.

I’ve been in this area for many years, and I have rented quite a bit. But never have I scene someone like Brenda with the perfect mix of experience, professionalism, and a personality that just makes you smile! These apartments are hands down the best in the area! Brenda keep up the amazing work and that beautiful uplifting spirit!

I wanted to like it here because the apartments look nice and the management and maintenance are nice but there are so many issues.
Pros: Management and maintenance are amazing and helpful, utilities all included.
Cons: extremely thin walls, constantly hear my neighbor’s tv all day long and loud talking. Dog poop everywhere and trash is a mess here. Floors in the apartments are improperly finished have cut my foot several times on the floors. Keypads decide to randomly stop working and if you forget your phone to swipe yourself in better hope someone else sees you and lets you in. 50/50 chance of random roof leaks when it rains. Parking is ridiculous and due to the construction going on there is a gamble of getting a nail in your tires.
Update: Brenda contacted me to fix my issues, she's amazing to deal with.
