I recently moved after nearly four years living at Assembly so I think I can leave a pretty honest, lengthy review. All in all, I really enjoyed living here, thus the five star review, but like any giant apartment complex, there are a few cons. But first, let’s start with the pros.

- Community: The residents here are fantastic, and this is probably what I’ll miss the most. Assembly is filled with young professionals, and making friends with your neighbors comes easy.

- Dogs - This has to be the best place, hands down, if you have a dog. The dog park is huge, there’s always someone to chat with, and behind the building is an awesome trail you can explore with your pup. There are lots of grassy areas around the building for your pet to do their business, and most residents have dogs, so there’s always someone around to walk your dog in a pinch.

- Location: there are numerous great restaurants across the street, and MKT is a 15 minute walk down the bike path, so there’s lots to do. Every other Sunday there is a farmers market across the street.

- Parking: My new apartment has a nightmare of a parking situation, so I didn’t realize how much I took for granted Assembly’s parking. There is always available space, and parking is under the building, so you are never too far from your unit. I never fought to find a spot, and guests get in easily. You don’t have to worry about your guests getting towed.

- Staff: Lori has been amazing, always kind and helpful. Porfiria cleans the lobby every morning and is every dogs excitement after a morning walk. Maintenance is always on point.

Finishes: The apartments are well appointed, and I enjoyed the quality of the units. I had the studio apartment and had plenty of space to store all my things.

Cons:

Pricing: for what you get, apartment wise, assembly is overpriced. It’s why I moved. I got an equally appointed apartment at Tinsley on the Park for the same price, but I now have much more space and a balcony. With essentially all the same amenities. What you’re paying for is the location and the community. And if you have a dog, I suppose the cost makes sense. Just know they can and will raise your rent EVERY. SINGLE. YEAR.

Elevators and gates: These things are CONSTANTLY broken. Out of the 44 months I lived here, maybe 30 of those months had all the elevators working. The springs on the gates break constantly as well and they’re stuck open all the time.

Theft: This was a constant issue while I lived here, but I don’t really see it as an assembly problem so much as a Houston problem. Car tires and wheels, bikes, etc. I personally never had anything stolen, but I probably saw 6 cars on blocks with their wheels and tires gone, and 20 bikes just stripped apart. They have security now so it’s not as bad, but wow, lock your stuff here.

Dog shit, everywhere: this place attracts people with dogs, and lots of your neighbors are lazy. There is pee all over everything around this building, the elevators, hallways, parking garage, it’s bad. People don’t pick up their dogs shit, and it’s not enforced by the staff. So if you don’t like dogs, you’re really going to hate it here.

So, if you have $1500 - $2000/month to spend on rent, you have a dog, and the location is convenient, Assembly is a great complex. It’s not perfect, but nowhere is.

I wanted to take a moment to express my appreciation for the staff at Assembly at Historic Heights. This place has truly been a dream come true.
The only thing that ever bothers me is knowing that there are people who don’t have the opportunity to live in a community like this. I hope that one day, they too can experience a place as special as this.
What makes Assembly at Historic Heights so meaningful to me is the incredible people who work here—especially Assistant Manager Tachera. She has been extremely helpful, particularly when it comes to renewing my lease, and I am truly grateful for her support.
I can’t say it enough—this place is a dream come true, and I appreciate everyone who makes this dream possible. 2025 will be a great year because of Assembly at Historic Heights!

Initially, living here was amazing. Very walkable, great amenities and nice unit. The units are nice with modern finishes.

Over time the dissatisfaction has grown due to communication gaps from management, and unresolved recurring issues (parking garage gates broken and left open, trash sitting in the hallway for days, pet biohazard in the halls, broken elevators and mismanaged package system) have all added up. The parking gates are constantly broken and there is insufficient security. Cars will be parked in the same spots for months for personal storage. Notably a trailer has been chained to a post, for 3 months now, taking up a parking spot and has not been towed or moved, while resident parking remains an issue past 8pm and on weekends.

Additionally, in the eight months living here, my unit has had several pests issues despite the monthly pest control fee. While each time I’ve reported it to management these issues have persisted likely due to the trash not being collected on schedule in the hallways and exterior pest management - or lack thereof.

Most recently, I was given my renewal options. Expecting an increase of around 5% which is standard however to stay in my current unit they are demanding an extra $350+ monthly or $600 for month to month. When I brought these concerns to the leasing office, I was talked down upon and gaslit into as if this was not a significant financial matter. I have tried to work with management on this, writing letters, talking to the office etc but there has been no reciprocated effort by management on a solution.

There is high turnover and vacancies here due to pushing current residents away. If you sign, sign a long lease or be prepared to move upon renewal. On the positive, the building is nice and I’ve had nothing but kind interactions with neighbors.

I think my biggest complaint with the property is the pricing dishonesty of available units. They recently changed their residential portal and website where before they would show vacant units and related pricing. They omitted that feature with the web "update" and now zero price transparency. I only know this as I wanted to transfer units and lined up a comparable unit priced $1628. Post website update this month, the new unit jumped to $1859. Seems these places would give their current residence the realtor kickback they give for new applicants pushed their direction in order to keep a current tenate relationship and turnover low but some places have to learn the hard way. There are better options around that have working elevators, proper trash collection, no dog poo in the hallways, good resident communication and better pricing. Avoid the headache here. Good luck

We just moved out this month after having moved in when our apartment was completed in June of 2017. To start, the property was amazing, other residents were great, and no upstairs neighbor! Basically, a wonderful honeymoon period that actually lasted for about 18 months. In that time we signed a second lease, 14 months this time. After the sell from the original builder, and the change in management staff things went downhill fairly quickly.

The pros:
Maintenance was always quick and courteous, and the guys are all very friendly. We never had a problem getting things fixed, though, given that it was new we didn't have anything major.
Of the current office staff, Melissa is definitely the most helpful and thoughtful.
Location is obviously top notch. Easy access to shops and the hike & bike trail are phenomenal.

The cons:
Wow, there are probably more than will fit here but these are the highlights (lowlights?).

Condition of the property
As noted, sometimes it takes forever for things to get cleaned up in the common areas. This shouldn't be a problem when paying >$3000 for an apartment (2/2 with a study and large patio), however, it is here. You will see puke, dog excrement in the hallways, and trash left out because people can't seem to understand the valet trash schedule.

Parking
Most people are fine and you won't have many issues. However, there definitely are some folks that need to park in the lines. Given that most people park in non-assigned spots, some people take too much advantage and store cars. If you get home early it isn't a problem, but if you come home late, especially on the weekend, you will run into problems. Also, you will see people regularly parking in handicap spots as they are closest to the elevators, and in the striped no-parking zones.
Also, the parking on the back road between the two buildings is ridiculous, especially on weekends where idiots park in front of the hydrant.

Packages
My god, this is generally an absolute nightmare. Having lived through multiple Christmas and Black Friday seasons, get ready for the problems. The package concierge system they use here is garbage. Having used similar systems at other places, this one doesn't function as intended a large part of the time. Sometimes you will get a notification but no package, but most off no notification but a package will be there. Then if you are truly unlucky, you will have to `inconvenience` one of the office staff that sits near the package room to get your package. Honestly, the whole situation is absolutely ridiculous and should be fixed.

Noise
So we were lucky and had approximately 18 months before anyone moved in above us and it was GLORIOUS! Then, someone that tramps like an elephant moved in and things went downhill. We recorded him playing guitar at 3am, playing music where we could hear the lyrics at 2am, and more. I understand stuff happens during the day, and you have cleaners in to clean, and all that can be forgiven. However, late at night/early in the morning is absolutely unacceptable. While the office did talk to him, nothing was ever done and moving out was as fantastic as moving in.

I'm also attaching a ton of pics highlight the parking, dog feces, vomit, trash, and all the other wonderful things you might see here! If you are paying $1800 or so a month, most of this could be forgiven. However, our MTM renewal was $3594 and even the 8 month renewal was $3359. For that price, I honestly expect a lot more. This place has potential because it was a great place to live to begin with, but it has fallen off dramatically.

EVERYTHING YOU SHOULD KNOW BEFORE MOVING IN!

After living in this complex for almost 3 years, here are my top 5 favorite things and top 5 complaints about this apartment complex, listed in order:

Things I Loved About the Apartments:

1. Friendly and Attentive Staff
The staff and maintenance team are very friendly and attentive. Shout out to Krystelle—she is amazing and hands down the best leasing consultant I’ve ever encountered.

2. Well-Maintained Facilities
The grounds, common areas, pool, and gym are well maintained.

3. Amazing Location
The location is fantastic, with great trails for running, biking, or walking. There are many excellent restaurants within walking distance, and a farmers market comes every two weeks outside of Local Foods. People are constantly walking around and exercising.

4. Safety
In my experience, the apartments are very safe. I haven’t seen anything stolen or broken into, and there is often a police officer who patrols the parking garage at night.

5. Private Dog Park
There is a private dog park available.

Complaints:

1. Elevator Breakdowns
The elevator breaks quite often. It usually works for about a month or two before going out of service for a month or two. This is a common issue here. I’ve expressed my frustration to the staff, who explained that a third party handles the elevator maintenance and that third party take a while to fix it. I requested a rent reduction to accommodate this inconvenience, but I was told that was not possible. When the elevator is down, it creates complications, such as increased stairway traffic from people moving in and out, bringing up groceries, and disposing of trash.

2. Wood Floor Creaking
The wood floors creak with every step you take. (Sprinkling baby powder in the cracks will not fix this)

3. Trash Collection
When moving in, you receive a schedule for trash collection days and times. Initially, the trash was collected almost exactly on schedule, but now it’s often late or sometimes even skipped. If you get a room closest to the elevator, you’ll likely have boxes stacked up next to your room and be right next to the trash chute.

Parking/Gate Issues
4. The gate to the back building breaks 2-3 times a year and generally takes about a week to fix. If the entrance gate breaks, it creates difficulties getting into the garage to park. The parking garage in the main building has plenty of space, but the back building has minimal space. Sometimes all spots are taken, requiring you to park across the street in the main garage.

5. Noise from Neighbors
This is common in most apartments, but you can hear your upstairs neighbors if they have heavy feet/boots, are vacuuming, or have pets.

This complex is in a fantastic location with nice apartments and amenities. The maintenance staff is responsive and friendly. However, I had some serious issues by the end of my nearly 5 years in this building. The elevator in the detached building breaks down constantly, and it’s not unusual for it to be down for weeks or even months at a time. I estimate that it was not functional three of the last six months I lived in the building. Management didn’t seem to see any urgency around the issue, or offer anything more than the occasional apologetic email to residents. Many people (including myself) had to move in and out of the building with no elevator, and no assistance or compensation offered by building management.

More recently, there have been issues with bike theft (someone coming in and literally taking all the bikes in the parking garage) and mail theft.

Finally, they force residents to sign up for valet trash, but with the broken elevator the service was often unreliable, which meant that garbage would sit in the hallways and smell.

The gates break often, and are usually left propped open until it’s convenient for repairs to be made. Vehicles ARE getting broken into, wheels stolen, etc. The gate has been broken since Friday, and this was discovered Sunday afternoon. I don’t feel safe parking anywhere anymore.
