I have not moved in yet, however touring with Corinne Sawyer at Pleasant Valley was very nice, stress free, and informative. She answered all of our questions and toured with us throughout multiple units to give us an idea of all of our options. She definitely makes moving in seem stress free and easy!

I wish I could give negative rating to this scammer place. There is nothing Pleasant about this Pleasant Valley. Stay anywhere in Groton or Waterford area but not here if you don’t want to fall in trap of fake decent looking apartments. They charge only to give the worst or mediocre quality.

Now let me get into all the things you don’t want to deal with
1. Rent keeps increasing with every renewal cycle and without any valid justification for inflation or without any added services they would provide for it.
2. They charge minimum $200 per month ancillary fee which gives you only internet and gym with only 4-5 equipments ( this fee is part from your water, sewer and electricity bill)
3. Their management can lie in writing for charges which they take for month to month lease. In written they communicate it’s $125-250 fees months to depending on how many months you are doing and then they charge you 25% of your rent as month to month fees
4. They don’t stop there. For the move out they will make you cry. You give them notice and everything. You share with them pictures of apartment condition you left in and it’s 3 year old carpet still they rip you off for carpet replacement fees. This should have been replaced by them. And in beginning itself you get spotty carpet and broken sliding doors
5. There is no safety of your parked vehicles. They don’t have even security cameras and anyone can steal your parked vehicle or enter into it.
6. Be prepared to lose the packages from their mail box area
7.the flooring so badly made that you could hear people walking above your apartment.

So if you want decent place to live and don’t want to get ripped off for money stay Away from this apartment complex.

The buildings and grounds are well kept, spacious units, friendly staff, great neighbors, and Kelly in the leasing office is so wonderful! We also love the pool in the summer months and the proximity to the nearby paved walking path. Would love to see updated gym equipment - like a Peloton bike and yoga mats for stretching. Overall, for the area, you can’t beat the living experience at Pleasant Valley. It’s a nice place to call home!

I have been living at Pleasant Valley apartments for several months.
The apartments are beautiful! Pleasant Valley is only a few years old. All modern appliances , flooring , great bathroom, lots of space for a one bedroom apt in this area. The grounds are maintained excellent, beautiful flowers everywhere, manicured grass. There is an awesome pool and gym, even the bathrooms by the pool and gym are great. The couple times I needed maintenance, the maintenance staff were there within a few hours. The apartments are very quiet, we are an animal community.
I rarely hear a peep out of any of the dogs. Good closet space and even a large sized den. Full-size washer and dryer‘s, gorgeous decks /patio .
My one negative comment is the Amazon locker room. I can’t lift heavy object’s , I prefer my packages be left at my apartment door so I do not hurt myself but they will not, much of the time it’s no safer than packages being left at the door as packages are left all over the floor , stacked high or stuffed in an Amazon locker so tight the box needs to be taken apart to get it out .
All the staff is friendly, professional and willing to go above & beyond for the residents who live here . The location is wonderful, safe and quiet. Parks and playgrounds in walking distance with safe sidewalks .
I highly recommend Pleasant Valley Apartments.

We have lived here at Pleasant Valley Apartments since, June 2021! It has been a lovely experience for us. The apartments are beautiful and equipped with all the modern preferences such as granite counters, stainless appliances, cabinetry and even valet trash service! The buildings are alwaysssss kept spotless as the cleaning staff is professional, diligent and always friendly! Our grounds are kept just as immaculate with professional lawn services and there are always lovely flowers dispersed around the property. This being said, the staff is amazing and we are grateful to, Kelly for keeping the property running smoothly and efficiently.

We lived at Pleasant Valley Apartments for 3 years and enjoyed our time there. When we moved to this area in 2020, it had all the features we were looking for- recent construction, pet friendliness, optional garages, on-site gym, and convenient location. Our apartment, though simple, was spacious with modern appliances and lots of storage. Sound proofing was also excellent. The complex is extremely well-maintained; the grounds are manicured often and buildings are cleaned on a regular basis. Garages are generously sized. Undoubtedly the best part, though, is the on-site staff like Kelly and Ed who are personable and promptly responsive to all resident concerns. The community is pleasant, and we were friendly with many of our neighbors, but having a large population of Navy personnel means there is naturally very frequent turnover. Aside from minor missing amenities which would be nice (things like recessed lighting or ceiling fans in the bedrooms), probably the biggest downside is the lease structure, which can be rigid and prohibitively expensive depending on circumstances. I do hope that with the abundance of new short-term housing options, AR Buildings will revisit the way they approach leases and lease renewals. Regardless, we had a nice experience overall and will look back on our time living here fondly.

From the first phone call with Kelly, to our last day at Pleasant Valley apartments, Kelly was professional, but more importantly, friendly. We were on the other side of the country in our travel trailer when we began our search for a new home base. Kelly helped us become comfortable with choosing an apartment that matched our needs - without ever personally seeing it. She took the time to share the options and virtually share the apts. I called many times with questions and she was patient and informative.
Our stay at PV was seamless. We enjoyed the gym and the pool and the helpful staff that keeps the place clean, safe and running.
Kelly is always available and goes above and beyond to make the complex a community. When possible there are monthly events that all are invited to. She puts a lot of effort in to them. They are fun and a great way to meet your neighbors if you like.
We left PV for a new home we purchased, but we do miss the easy living at Pleasant Valley apartments. I still go back to say hello to Kelly.

So many positive things to say about Pleasant Valley! Kelly, the property manager, is fantastic and extremely helpful, and became known to our Labrador as the keeper of all the treats. The building and units are nicely laid out with great modern amenities, extremely dog-friendly, and unique interior layouts (especially in our studio unit) that made the space feel much bigger than the square footage would suggest. Well-equipped gym, too! Easy drive to downtown Groton, Mystic, and New London.
