First let me start off by saying that I HATE the appraisal process. You get to pay $500.00 or so and there is apparently little oversight and no way to dispute the appraisal... even if the basic facts about the house are incorrect. Never mind that a lot of this process relies on subjective interpretation of value...

This appraisal company was onsite for no more than 5 minutes. Got the square footage wrong, the number of rooms wrong, and even the fact that it was a new build wrong. They show it was a remodel. They apparently didn't take into account the school district the house is in. Nor do they include price/acre breakdown on a 10 acre plot of land. They came in over $40,000 lower than build cost and $23,000 lower than the next lowest appraiser. If you want an accurate representation of the basic facts of your house and a value somewhere close to reality, I highly encourage you to NOT use this company.
